We Can all Learn a Lesson from the Colorado Rockies

Tuesday, October 30th, 2007

Coors Field

The Boston Red Sox may have won the World Series, but the Colorado Rockies deserve great acclaim for all of the wonderful things they did to get there.

This team inspired not only Coloradans, but people around the world. Coming from nowhere all the way to the world championship is a story that inspires each of us and our kids to greatness.

Never Give Up

We never know what is going to happen with a combination of hard work and belief in our abilities even when most people don’t believe in us.

Play it a Game at a Time

While we need to have the big picture in mind, it takes one step at a time to accomplish our goals.

Success is a Team Sport

No one can do it alone. We are always part of a team when we strive for success. While I compete with other Realtors in my office for business, they are also of great support in encouraging and inspiring me to greatness. Also, my family and friends make the journey worthwhile.

Celebrate the Successes

I’m sure the players are disappointed with getting swept in the World Series. However, they accomplished amazing things and are celebrating the winning streak and the National League Championship.

Congratulations to the Rockies organization and all the coaches and players that made us believe. Thanks Rockies for a fabulous “Rocktober”!

What it Means to be Green

Monday, October 15th, 2007

About six weeks ago I signed up to be part of Blog Action Day and today is the day. The goal is to get bloggers around the world to write posts about helping our environment.Blog action day

So what does it mean to me to be green?

Planting native plants that are used to our dry environment here in Denver so that they don’t require so much water
Living closer to work so that I don’t have to drive so far to get to the office
Only washing dishes when the dishwasher is full
Running the washing machine when I have enough dirty clothes to fill the tub
Keeping my thermostat turned down a few degrees in the winter and a few degrees higher in the summer
Thinking through my route every time I drive to limit the time and distance
Living in a home with a smaller lot that requires less water to maintain
Picking up trash when I find it

Those are just a few simple things I do to contribute. Whether you believe that global warming is real or not, it can’t hurt to make some adjustments in our lifestyles that will contribute to a cleaner environment or conserve water. Just a few minor changes can make a big difference. What does being green mean to you?

The Last Fall Sunflower

Monday, October 15th, 2007

The weather has changed over the last few weeks. The crisp fall air has arrived and with it, a bit of a chill. Most of my flowers don’t like chills and I had to remove what remained of my day lilies and petunias. The color in my garden is now coming from the leaves on the trees and one very beautiful sunflower. I only had one to begin with and it has taken all summer to get to this point. It was definitely worth the wait and I think my garden will have a few more next year. I enjoyed it so much I wanted to share it. So, here it is, my last fall sunflower.

Nature is amazing. I hope you enjoyed the photos as much as I did. Happy Fall!

September Market Activity - Lowry Neighborhood

Thursday, October 11th, 2007

IMG_1680Glory Days, which was held in the middle of September, was wonderful with great music and lots of fun activities for the kids. This is just one reason of the many, to live in this active and vibrant community. Below is an overview of September 2007 sales in the Lowry neighborhood. The area is generally located between Yosemite Street (east) and Quebec Street (west), E. 11th Avenue (north) and Alameda Avenue (south). There is a small pocket that juts out to the west side. The Lowry neighborhood was developed as a result of the Lowry Air Force Base closure. It is a wonderful community that has a variety of parks, the Lowry Town Center and neighborhood activities that are scheduled year round.

Lowry living opportunities range from historical homes that have been renovated to areas still waiting for the soil to be turned before construction begins. The Lowry neighborhoods are within walking distance of restaurants, shopping, parks and transportation routes.

What surprised me over the last few months is that despite some beautiful homes priced over $1,000,000, there have been no sales over $1M since July.

If you missed out on purchasing one of these houses, there are 37 other homes currently on the market in the Denver Bonnie Brae/Belcaro neighborhoods ranging in price from $379,900 to $3,900,000. If you’d like to get your house on the sold list so you can move on to your next adventure, or to purchase one of the available homes, I’d be happy to help. Give me a call.

Highlands Ranch and Lone Tree the Friendliest Neighborhoods for Sellers

Saturday, October 6th, 2007

Third quarter real estate statistics show that Highlands Ranch and Lone Tree are averaging a lower absorption rate in comparison to other featured areas, which can translate into quicker home sales. House Standing Out

Considering Absorption Rate is one way to measure the health of our real estate market. Absorption Rate designates the number of months of housing supply on hand. The larger the supply, the more competition there is for sellers and the higher likelihood that prices will drop or concessions will be offered. Second quarter statistics showed seven areas that were considered sellers’ markets. The quarter, we only have three. The market has definitely slowed.

More Months of Supply = Buyer’s Market = Possible Reduced Pricing and/or Concessions

Fewer Months of Supply = Seller’s Market = Possible Price Increases and/or Bidding Wars

The commonly accepted separation between markets is:

Seller’s Market          1-4 months of supply
Neutral Market          5-6 months of supply
Buyer’s Market          7 months and above

Remember to look at more than one month of statistics to get a better picture on where we are and when might be a good time to buy or sell. I still strongly recommend buying if the time and circumstances are right. Homes are still selling, however a seller needs to price it right and make sure it shows well.

Missing Real Estate Blogger Found Selling Houses

Friday, October 5th, 2007

Searching
If you’ve visited my blog anytime in the last few weeks, you may have noticed that I’ve been remiss in my blogging duties.
It wasn’t because I no longer want to write or have joined the mass exodus of agents from the world of real estate, it is because fall has traditionally been a busy time of year for me and this year is no exception.

With several homes under contract and a couple of new listings just in the last few weeks, I’ve been doing what I love to do. Helping people sell their homes and buy great new ones. There is nothing better than assisting clients with selling their current house so they can move on to a fabulous new home that better fits their lifestyle. I am lucky to be active in an industry that brings such great joy.

I apologize for being MIA for a few weeks, but I’m back with lots of story ideas and renewed energy.
